The special depost is formally called a security depost. The deposit is required so that the landlord has collateral if something happens during the renters' stay. The renter pays typically a month of rent in advance and if nothing happens or is broken when they move out of the home then they will get their deposit back. This deposit is security for the landlord to cover potential mistreatment.
